RIDGECREST, KERN COUNTY — October 22, 2026. Residents considering a backyard cottage, granny flat or additional living unit may be surprised to find that the City of Ridgecrest already provides pre-approved accessory dwelling unit (ADU) plan options on its official website.

Three listed residential plan sizes

Ridgecrest Planning’s Accessory Dwelling Units resource page lists a 500-square-foot one-bedroom/one-bath plan, a 750-square-foot two-bedroom/one-bath plan and a 1,188-square-foot three-bedroom/two-bath plan. A separate 2,800-square-foot duplex plan is also linked. These listings are useful starting points for design exploration, not permission to build them on every lot.

The city also links ADU applications, information sheets and the 2026 State ADU Handbook. The California Department of Housing and Community Development updated its handbook in March 2026 to reflect state-law changes taking effect January 1, 2026. Owners should check both sources rather than relying on old internet advice.

What ‘pre-approved’ does — and does not — mean

A reviewed or pre-approved plan can reduce uncertainty about a proposed design, but the actual parcel may have different utility capacity, fire requirements, structural engineering needs, soil conditions, access and applicable site standards. The published plan is not a substitute for a property-specific building permit or utility approval.

Before paying for a kit or contractor, identify the actual parcel boundaries, existing building dimensions, easements, water and sewer connections, access for installation and distance between structures. Ask the city which site-specific inspections and plan adjustments are still necessary for the chosen design.

ADU or manufactured home?

An ADU is an additional residential unit associated with a qualifying property. A manufactured home is defined by how the dwelling is built and certified, not simply whether it sits in a backyard. There can be overlap, but qualifying as a manufactured home does not automatically meet an ADU permit requirement. Buyers should state their intended use clearly when speaking to city staff.

What should a Ridgecrest applicant ask?

  1. Does my parcel and its existing main dwelling meet the state and city ADU criteria?
  2. Is one of the listed pre-approved plans suitable for the site, or will site-specific engineering be needed?
  3. What are the current application, plan-review, utility and inspection fees?
  4. Do flood, wildfire, grading or other conditions require additional review?
  5. What documents are required before beginning any work?

Ridgecrest Planning Applications explains that fees depend on the individual project’s review path. That is why California58 is not quoting a single guaranteed ‘ADU permit price’ for all Ridgecrest homes.
